STULTZ, INC. specializes in all of the typical construction delivery methods, allowing our customers to choose the level of service that best suits their needs.

Construction Management

 

Under this delivery method, STULTZ, INC. is directly responsible to the owner for managing the construction process. During the design phase, the construction manager assists the design team on the owner’s behalf, providing practical knowledge and helping reduce risk and uncertainty in the design process. During the construction phase, the construction manager works directly with the owner through the bid process to determine a Guaranteed Maximum Price (GMP) and then takes the lead role in converting the design team’s two-dimensional design into three dimensional space. In this relationship, both the construction manager and the owner share the risks and benefits of the project.

 General Contracting

 

This is the traditional method of delivery for construction projects, whereby the owner chooses the design team, manages the design process and provides the contractor with a complete set of plans. The contractor then executes the design for a fixed price.

Design / Build

With this service, STULTZ, INC. is directly responsible for and manages both design and construction of the facility. The firm works with the owner to choose the appropriate design professionals and provides a turn-key service to the owner.

Build to Suit & Single Source Delivery

 

STULTZ, INC., in conjunction with other STULTZ companies, offers a full spectrum of development services, including site selection and acquisition, facilitating investment and financing, design and engineering, construction, leasing and property management. With Single Source Delivery, our clients can focus on their areas of expertise, while we manage the development process from conception through occupancy.

Green Building / LEED Certification

 

STULTZ, INC. has also developed an expertise in “green building” and LEED Certification. LEED (Leadership in Energy and Environmental Design) is the most widely accepted standard for sustainable construction practices in the United States. With a LEED Accredited Professional on staff, STULTZ, INC. can guide clients through this complex certification process. The firm also provides consulting services for clients who are not interested specifically in LEED Certification, but who would like to incorporate sustainable practices and features into their projects.
